Proposed Scope Of Work

Before costs can be broken down on a project, you must know what you are doing. That’s where the scope of work comes in. Every project should have a scope of work. If you request multiple bids, you should provide each contractor with the same scope of work, or you are just wasting your time getting multiple bids that cannot be compared.

  1. Demo the existing bathroom – only demo drywall as necessary to change the layout.
  2. Changes to the frame to accommodate the new layout.
  3. Make changes to the existing plumbing to adjust the new layout.
  4. Make changes to the current electric according to the new electric layout.
  5. Furnish and install two new bath fans and new vents to the home’s exterior.
  6. Repair or replace any exterior wall insulation disturbed during the demo.
  7. New drywall board where necessary. Repair existing wallboard.
  8. Furnish and install the shower waterproofing system.
  9. Install tile for bathroom floor, shower floor, and shower walls.
  10. Furnish and install a painted box bathroom vanity.
  11. Furnish and install a custom quartz vanity countertop with two sinks.
  12. Final plumbing fixtures.
  13. Custom heavy glass, frameless shower doors.
  14. New millwork.
  15. Fresh paint on the ceiling, walls, and millwork.

Bathroom Remodel Costs Adjusted For Location

These prices are based on what I see in Louisville, Kentucky. In California and New York and their surrounding states, you should expect to add 20-35% to those numbers. In New England and Illinois, areas expect to see a 15- 20% increase, and all other areas can expect to add 2 – 10 %.

Tips And Reminders For Bathroom Remodel Cost

If you want to remodel your bathroom, look at the photos and drawings I’ve provided you within this post and compare them to your bathroom. Is your bathroom larger? Add 15-20% to the cost to get a more realistic price. Or, maybe your bathroom is smaller! Then subtract 15-20% to account for the smaller footprint you’ll be working with. And don’t forget to adjust the final cost for your location!

Closing

Having a realistic idea of the potential costs of a bathroom remodel helps you plan for the money upfront so you won’t be stressed about it during the project. In addition, it’ll help you hire better contractors because you know more about what to expect and not fall for a fast-talking bozo posing as a contractor. Finally, being clear on the financial aspect will allow you to enjoy the process much more. It will also give you the headspace to make good decisions when the project calls for it.
