Home Remodel Cost Breakdown

Home remodeling is necessary at some point for any home. As your home ages, it needs to be maintained and updated to keep the value as high as possible. Floor plan changes can be made to make the home feel more current (hello, open concept floorplan!) or suit the way you now live. In this post, I will share with you the remodel cost breakdown of a project I’m working on right now. Why Is It Important To Know How Much A Home Remodel Will Cost?

Knowledge is power. Knowing roughly how much something will cost before starting makes budgeting and planning possible. And I don’t know about you, but I need as much budgeting and planning with BIG ticket items like a home remodel. No kidding, the better I can prepare, the fewer surprises (and therefore stress) I will have. If it’s time for you to remodel your home, this home remodel cost breakdown will be beneficial to you.

Breakdown Of Home Remodel Cost

First, let me cover the scope of work to understand what’s being done, and you can compare this to your own home.

Scope Of Work

The home I’m currently remodeling is a 1,800 square foot, story and a 1/2 home built in 1979. The first floor has a den, kitchen, formal dining room, formal living room, foyer, full bath, and two bedrooms. The second floor has two bedrooms and one full bath. The house has not been updated since it was built in 1979. The demo includes:

  • Gutting both bathrooms down to the studs.
  • Taking up the flooring, base, and shoe mold in the entire home.
  • Gutting the kitchen down to the drywall. 
  • Taking down the false beams and paneling in the den.
  • Gutting the attached two-car garage: replacing the concrete floor, drywall, overhead door, and painting.

After demo includes: 

  • Two new windows in the den, one on each side of the fireplace.  
  • Replace the sliding door in the den with fiberglass French with blinds between the glass.  
  • Baths: hang drywall, new porcelain tile flooring, custom oak vanity, cultured marble shower, quartz countertop, new Delta plumbing fixtures, new toilet, new exhaust fan, and new lighting.  
  • Kitchen: porcelain tile flooring, custom oak cabinets/pantries, quartz countertops, 6 LED can lights, Delta Faucet, and appliance package.
  • The remainder of the home will have 3/4″ solid oak hardwood flooring, drywall repairs, fresh paint, base, shoe, and new lighting. In addition, there will be carpet on the stairs to the second floor, handrails to the second floor, and the basement.

Here is where the project is currently. Adding the two windows in the den made all the difference!

Total Cost

The total estimated cost of this home remodel project is $161,900. I arrived at this number by:

  1. Working with the client to pick out all of the finish elements (cabinets, flooring, tile, paint, etc.). 
  2. Got bids for each finish element based on the quantity needed for this project.
  3. I received bids for labor to install each of the finish elements.  
  4. Added it all up

The project is about 3/4 complete. I’ll update the estimate with actual costs at the end of the project!

Tips For Home Remodel Cost

If you want to do more research on how much a remodel costs where you live, Hanley Wood is a great resource. You have to give them your email address, but I often go on their site and do not get spam from them. Before calling a contractor, I also recommend you do some work upfront to decide what needs to be replaced or changed. Then, do some shopping to find out what you want to put back and get a feel of what things cost. The more you can educate yourself, the more control you will have over the remodel. Remember, knowledge is power!
